5 Hidden Problems When Remodeling an Older Colorado Bathroom

That half-century covers most of Colorado's biggest growth waves, from the post-war Front Range subdivisions to the ski-town booms on the Western Slope and in the high country. It also means your home was built before a lot of the materials and methods that are now considered standard in bathroom remodeling even existed.

That's not a problem. It's just a fact worth knowing before you start picking out tile.

The five most common problems we encounter when remodeling older Colorado bathrooms are outdated plumbing, inadequate waterproofing, hidden mold, subfloor or framing damage, and asbestos-containing materials. Not every older home will have all five, but knowing what to look for before demolition can help you build a more realistic budget and avoid surprises once work begins.

We've remodeled bathrooms in homes across the Front Range, the Western Slope, and mountain communities for years, and the same handful of issues show up again and again once the walls come down. None of them are reasons to avoid remodeling. If anything, they're reasons to do it: a remodel is often the only chance you get to actually see what's behind the tile and fix it properly, instead of covering it up again. This guide walks through the five problems we see most often in homes from this era, what causes them, how they typically affect the labor, materials, and timeline of a remodel, and what they tend to cost to address. We'll also point out where Colorado's geography changes the picture, because a home in Aurora, a cabin outside Steamboat Springs, and a house in Grand Junction don't all face the same risks.

Why "1956 to 2006" Matters in Colorado

This window captures a lot of ground. Homes on the early end were often built with galvanized steel plumbing and little to no bathroom ventilation. Homes in the middle of the range may have polybutylene piping, asbestos-containing flooring or ceiling texture, and tile work installed without a waterproofing membrane. According to This Old House, a waterproof membrane system sits between the shower's structure and the tile surface, and it is now treated as an important first step in shower construction rather than an optional upgrade.

Why stop at 2006? We're not suggesting that every home built before 2006 is outdated or that every home built afterward is problem-free. We're using this 50-year window because it captures several generations of Colorado housing where older plumbing materials, changing waterproofing practices, aging ventilation systems, and decades of normal wear can overlap. The older the home, the more likely it is that one or more of these conditions may be present.

None of this means your home is in bad shape. It means the people who built it were following the standards of their decade, not ours. A remodel is the moment those two timelines meet.



1. Outdated or Failing Water Lines

Homes built in the 1950s and 1960s commonly used galvanized steel supply pipes. Colorado Inspection Services notes that galvanized pipe corrodes from the inside out, and that the corrosion can restrict flow until water barely moves through the line at all. They also point out that replacing only a section, and connecting galvanized directly to copper, triggers electrolysis that speeds up corrosion on the remaining galvanized pipe, which is why replacing the whole run at once is usually the better call. Scott Home Inspection, which inspects homes throughout the Front Range, describes the same galvanic corrosion issue and notes that galvanized supply pipe more than 50 years old has a real potential to cause problems.

Homes built from the mid-1970s through the mid-1990s often used polybutylene piping instead. It was inexpensive and easy to install, but it reacts poorly to chlorine and other chemicals used to treat municipal water. Colorado Inspection Services is blunt about it: polybutylene is dissolved by chlorine, and if your home is on a municipal system, the pipe should be replaced. The uncomfortable part is that a polybutylene line can look perfectly fine during a walk-through and still fail without warning later.

What it means for your remodel: Once a plumber has a wall open, replacing a short run of old pipe with copper or PEX is a fairly small addition to the project. Discovering it after tile or drywall is already back up is a much bigger one, since it means reopening finished work. This Old House describes a membrane system as a flexible, waterproof material adhered to the walls and floor of the shower enclosure, forming a barrier against moisture before any tile goes up. Their guidance calls for overlapping the membrane sheets by at least two inches and using pre-formed corner pieces to reinforce the weak points where leaks usually start. Those details matter, because corners and seams are where older showers most often fail.

What it means for your remodel: If your shower or tub surround was tiled before this standard became common, there's a good chance there's no real membrane behind it, just tile, grout, and maybe a layer of standard drywall. A proper remodel means removing that surface down to the studs, installing cement board or a foam-core waterproof panel system, and applying a liquid or sheet membrane before any new tile goes up. This adds a full demolition and rebuild step that a newer home usually wouldn't need.

Typical cost impact: Waterproofing materials themselves are a modest line item, but the labor to tear out old tile, inspect the framing underneath, and rebuild the wet wall system correctly is one of the bigger time investments in an older-home remodel. Mountain homes see the opposite pattern: big daily temperature swings between a warm shower and a cold exterior wall create condensation on cooler surfaces, even in a dry climate. Both patterns lead to the same result over enough years: moisture accumulating somewhere the eye can't see.

Labor alone runs $60 to $120 per hour on top of materials. When the bathroom floor and subfloor are replaced together, their data shows totals running from the low thousands up toward the $8,000 to $10,000 range for a standard bathroom, because tile removal, waterproofing membrane, and fixture resets all get added to the scope. They flag waterproofing and fixture reset as the two line items homeowners underestimate most.

In the mountains, homes on piers, crawlspaces, or steep lots face a different version of the same story: freeze-thaw cycling and drainage around the foundation rather than clay-soil shrink-swell, but with a similar long-term effect on how well old seals and joints hold up.

What you can do before remodeling: Pay attention to soft flooring, cracked tile, staining, persistent musty odors, or movement around the toilet. If you can see the underside of the bathroom from a basement or crawlspace, visible staining can also be an early warning sign. 5. Asbestos in Original Flooring, Ceilings, and Adhesives

This one applies mostly to the earlier decades in our 1956 to 2006 window, particularly anything built before the early 1980s. Textured "popcorn" ceilings, vinyl floor tile, and the black mastic adhesive underneath were commonly manufactured with asbestos through that period.  

Left alone and undisturbed, these materials aren't considered a health hazard. The risk comes specifically from disturbing them, which is exactly what demolition does. HomeGuide reports that asbestos testing runs $250 to $850 on average depending on the size of the area, the number of samples, and how fast you need results. If a test comes back positive, their data puts ceiling abatement at $4 to $20 per square foot, with friable material at the high end of that range because it's more dangerous to handle, and encapsulation as a lower-cost alternative at $2 to $6 per square foot. Removing asbestos flooring runs $4 to $15 per square foot.

What it means for your remodel: If your bathroom has an original popcorn ceiling or the original vinyl tile flooring, testing should happen before any demolition begins, not after. This isn't a place to cut corners. Colorado factor: This is more an age issue than a regional one, but it's worth flagging because homes built during Colorado's biggest growth decades, the 1960s and 1970s in particular, are exactly the vintage where this shows up most often. If your home falls into that stretch of our date range, plan on testing as a standard early step rather than an unlikely worst case.

What you can do before remodeling: If your bathroom still has original vinyl flooring, black flooring adhesive, popcorn ceiling texture, or other materials you believe date to the home's original construction, ask about testing before demolition is scheduled. Don't remove or disturb questionable materials yourself simply to see what's underneath.

How These Problems Add Up

None of these five issues are dealbreakers, and it's not unusual for homes built in this era to have at least one of them somewhere behind the finished surfaces. The reason to know about them ahead of time isn't to talk yourself out of remodeling. It's to walk in with realistic expectations for budget and timeline, and to choose a remodeler who inspects thoroughly and builds contingency into the plan rather than promising a number that only holds up if nothing unexpected is found.

A reasonable planning rule for an older home is to keep an additional 10 to 20 percent of your remodeling budget available for unexpected conditions. That doesn't mean you'll spend it. It means a hidden plumbing, moisture, subfloor, or remediation issue doesn't immediately put the rest of your project in jeopardy.

Before signing a contract, ask your remodeler:

  • Who approves additional work before it's performed?
  • How are change orders priced and documented?
  • How much additional time should I expect if a hidden condition is discovered?
